Private Road (Shared Driveway)

  • All four tract owners share a 60-foot-wide private driveway connecting to George Road. The road is not maintained by NCDOT — owners are responsible.
  • Each owner gets one vote on road maintenance decisions.
  • Routine repairs (potholes, grading, drainage) require 2 of 4 owner votes.
  • Major improvements (repaving, reconstruction, widening) require 3 of 4 owner votes.
  • Costs are split equally — each tract pays 25%.
  • A treasurer is elected by owners to manage a dedicated road maintenance account.
  • Any project over $1,000 requires at least 3 competitive bids.
  • Unpaid assessments become a lien against the non-paying owner’s property.

  • No temporary structures, RVs, campers, or tents used as living spaces. RVs/campers may be parked or stored on the lot but not occupied as residences.
  • Up to one Accessory Dwelling Unit (ADU/granny flat) is allowed per lot, located behind the primary home.

Rentals

  • No short-term (daily or weekly) rentals of the main home unless it is an ADU or apartment above a garage — and in those cases, the owner must live on the property during the rental.
  • The entire property may be rented for up to 24 months if the owner temporarily relocates for work or personal reasons.

Fences

  • Fences must be no taller than 6 feet and kept in good repair.
  • Decorative fencing must be located behind the back corner of the house — not visible from the road within 75 feet of the road centerline.
  • Agricultural fencing is allowed anywhere on the property as long as it doesn’t encroach on the road right-of-way and serves a genuine agricultural purpose.

Vehicles & Junk

  • No car sales, used car storage, or junk vehicles on any lot.
  • No tractor-trailers parked on lots (except briefly for loading/unloading household goods).
  • Commercial service vehicles (work vans, trucks with business logos) may be parked in driveways if used for an allowed home business.
  • No accumulation of trash, garbage, or construction debris.

Land Use

  • Property is for residential and agricultural use only.
  • Home-based businesses are allowed if the owner lives there, there are no retail sales on-site, no heavy manufacturing, and it doesn’t generate excessive traffic, noise, or odors.
  • No third-party or tenant-operated businesses or co-working spaces.
  • Farming, livestock, gardening, hay production, and forestry are expressly permitted. Animals must not create excessive odor, noise, or unsanitary conditions.
  • Roosters must be kept behind the house or within a fenced agricultural area — not near the road.

Utilities & Antennas

  • All new utility lines must be underground (unless the utility company requires overhead).
  • No oversized satellite dishes, CB/radio antennas, or TV antennas visible from the private road. Standard DirecTV/Dish-sized dishes are fine.

Lighting & Solar

  • No permanent colored or decorative lights on the front of structures or visible from the road. Rear patio/deck lighting is allowed if it’s not excessively bright.
  • Neutral accent lighting (white, warm white, soft amber) on architectural features is permitted.
  • Solar panels may not be visible from the private road unless there is no other reasonable placement or a majority of owners approve.

Signs

  • Political signs: one per lot, max 18″x24″, temporary only, removed within 7 days after the election.

Easements

Duration & Changes

  • These restrictions run with the land for 30 years, then automatically renew in 10-year increments unless all 4 owners vote to terminate.
