Description
Rare opportunity to acquire and develop a large-scale manufactured-housing community in Walnut Cove, North Carolina. This 90± acre tract is zoned R-7 MHE and benefits from public water and public sewer availability with capacity, dual access, a 1+ acre community pond, and a Town-approved layout for 140 manufactured-home pads.
The approved 140-pad layout is an important head start, but it is not the maximum density permitted or achievable on the site. The applicable R-7 MHE zoning does not state a numerical density cap, and the property contains approximately 83.8 usable acres outside stream buffers and the pond. A purchaser should be able to evaluate a materially larger future layout, potentially in the 250–300+ pad range, subject to updated engineering, utility-capacity confirmation, road design, stormwater requirements, fire access, and required governmental approvals.
That scale matters. Manufactured-home communities exceeding 250–300 sites are relatively uncommon and are often especially attractive to larger regional and national MHP operators, as well as institutional investors. Larger communities can offer improved operating efficiency, centralized management opportunities, greater amenity potential, and broader buyer appeal upon stabilization or resale.
The property is exceptionally well situated for workforce and attainable housing. It is less than a one-mile walk to Food Lion, McDonald’s, Bojangles, Speedway, Walnut Cove Elementary School, and Southeastern Stokes Middle School, and less than two miles from downtown Walnut Cove’s local businesses, restaurants, and services. Residents would also be convenient to the Dan River, regional employment, NC Highway 89, and Hanging Rock State Park.
Project Delta & Regional Energy Catalyst
Stokes County Commissioners recently approved the conditional rezoning for Project Delta, a proposed hyperscale AI/data-center campus on approximately 1,800–1,850 acres near Walnut Cove and the Dan River. The developer, Engineered Land Solutions, has described a campus requiring several hundred megawatts of power, supported by a dedicated substation, closed-loop cooling, and significant buffers/floodplain areas. If it progresses through remaining state permitting, infrastructure development, and tenant commitments, it could become one of Stokes County’s largest economic-development projects; the developer has projected 250–500 permanent jobs and substantial local tax revenue, although those projections are not guaranteed.
The regional growth story also includes Duke Energy’s ongoing evaluation of advanced nuclear generation near the Belews Creek Steam Station. Duke has submitted an Early Site Permit application to the U.S. Nuclear Regulatory Commission for potential small modular or other advanced reactors; if the company ultimately elects to proceed, it has identified a potential pathway for up to 600 megawatts of advanced nuclear capacity by 2037, with the first unit potentially online in 2036. The permit is under NRC review and does not constitute a final construction decision or authorization to build.
Alamo Mobile Home Park is exceptionally positioned to benefit from potential demand for attainable workforce housing associated with the multi-year construction, contractor, vendor, support-business, and long-term operational activity these projects could generate. With public water and sewer, dual access, a Town-approved 140-pad layout, and potential for expanded density subject to further approvals, the property presents a rare opportunity to develop workforce housing at scale less than one mile from Walnut Cove’s daily services. Both projects remain subject to further approvals, investment decisions, and timing uncertainties; buyers should independently verify all information and should not rely on either project as a guarantee of future demand.
