Ketchie Road Lots

Description

Discover a rare opportunity to own one of eight new estate-size homesites totaling approximately 80 acres just outside Cleveland in Rowan County, North Carolina. The property features a desirable mix of gently to moderately rolling terrain, open crop fields, and loblolly pine and hardwood forest—offering privacy, natural beauty, and a variety of potential homesite settings.

Each lot will be served by a newly paved private shared road, with underground power and gravel driveway installation underway. A new 2026 survey and soils evaluation have been completed, with each lot identified as having soils suitable for a conventional septic system; see the attached soils evaluation for details. Seller-imposed deed restrictions and a shared-road maintenance agreement will apply at closing.

Enjoy low Rowan County property taxes of approximately 0.67% along with convenient access to surrounding communities: approximately 11 miles to Mooresville, 12 miles to Statesville, 15 miles to Salisbury, 16 miles to Kannapolis, and about 45 minutes to Charlotte.

Deed Restriction Highlights

• Large rural residential lots with no further subdivision permitted, preserving privacy and low density.
• One single-family home permitted per lot, plus one detached accessory dwelling unit of up to 1,000 heated square feet.
• Minimum 1,200 heated square feet for the principal home; barndominiums, log homes, and panelized SIP homes are permitted.
• Manufactured homes, mobile homes, modular homes, park-model homes, and tiny homes used as dwellings are prohibited.
• Barns, garages, workshops, storage buildings, pools, noncommercial gardens, and noncommercial agriculture are permitted.
• Residential home offices and remote work are permitted when they do not create customer traffic, exterior storage, signage, or neighborhood disturbance.
• Horses, livestock, and chickens are allowed on a limited noncommercial basis. Commercial feedlots, chicken/hog houses operations and the like are prohibited.
• Target shooting and lawful hunting are permitted when conducted safely and without unreasonable interference with neighboring owners or the shared driveway.
• Solar installations are permitted, with reasonable siting or screening encouraged to preserve the community’s rural character.
• Warm, shielded exterior lighting is encouraged to protect the rural nightscape and minimize glare and light trespass.
• No HOA, architectural-review board, automatic annual dues, or land-use assessments are created by the restrictions; owners may elect to create an HOA/POA upon approval by at least two-thirds of the owners.
• Homes and ADUs have a 75-foot setback from the shared driveway centerline, with 15-foot minimum side and rear setbacks unless greater setbacks apply.

Road Maintenance Agreement Highlights

• Each benefited lot receives a perpetual, nonexclusive right to use the private shared driveway for access.
• The shared driveway is privately maintained—not publicly dedicated or maintained by the government.
• Road maintenance costs are allocated proportionally: Lots 1 and 2: 7.5% each; Lots 3, 4, 5, and 8: 12.5% each; and Lots 6 and 7: 17.5% each of road maintenance cost.
• There are no automatic annual road dues; funds are collected only for approved maintenance, repairs, emergency work, or voter-approved reserves.
• Routine road maintenance requires majority approval, while capital improvements—such as paving or significant widening—require a two-thirds vote.
• Owners remain responsible for their individual driveway connections and for extraordinary damage caused by their guests, contractors, construction, or logging activity.
• The shared driveway must remain safe, passable, and free of parking, obstructions, and drainage interference.
• Each original lot has one vote on shared-driveway matters, and no additional votes or cost shares are created by additional dwellings or later boundary adjustments.

Supplemental Information

A subdivision survey has been completed and serves as the new legal description for the seller’s deed. The current gravel driveway located within the shared access easement is scheduled to be paved with tar and gravel in November 2026. Buried electric is planned to be completed in 2027. Current tax values have not yet been updated to reflect the subdivision and still show the previous 2026 discounted tax value for the entire tract. The property is currently enrolled in the Present Use Value (PUV) tax deferment program, and that deferment may be transferred to a buyer who qualifies. Buyers should indicate in the OTP addendum whether they intend to continue PUV enrollment. Please also include the attached Additional Provisions Addendum, which sets out the seller-imposed deed restrictions. At the seller’s expense, either before or after the closing, additional improvements such as additional driveways, Fecon mulching, a new septic system, a well, and similar items may be provided at an agreed-upon cost/terms.
